I have been doing property management for 15 years now; starting up at Big White Ski Resort and then the past 9 years for a private corporate company.
I have also been taking care of multiple rentals on my spare time as well.
* Estimating property Rental Values
*Advertising and showing the property
*Tenant screening typically includes Landlord/Employment References
*Completion of a comprehensive Residential Tenancy agreement as well as a personalized addendum
*Collection of security and pet deposits as they apply
*Collection of monthly rents and paying any expenses to maintain the property
*Completion of a detailed initial inspection and then the final inspection as they move out
*Perform property inspections on a regular basis - generally every 3 months or as per the Landlord's request
*Arranging all repairs or maintenance appointments
*Resolution of tenant complaints

I also take care of 'Snowbirds' homes while they are away for months at a time. I will come by weekly and make sure the home is still secure and to keep your home insurance valid. I can also arrange cleaning of your home before you get back along with a grocery run.

Management costs vary depending on the rental itself. Size, rental fee and location. Property management companies charge 50% of the initial month's rent for the finder's fee and then at least 10% of the monthly rental fee for the management then onwards.
